Tenant Fees

Application fees £120 inclusive of VAT per applicant – This can include referencing, credit check, current or previous employers reference, accountants reference, landlords reference and any other reference required to confirm applicants can afford the property. Right to rent check. Tenancy negotiation and agreeing terms of tenancy. Application fees are Non-refundable.

Guarantor fee £60 inclusive of VAT

Holding deposit of 1 x months rent NO VAT – Upon start of tenancy this is then used as the first months rent. Should references not pass off or a suitable guarantor not be available and the landlord not proceed then the holding deposit will be refunded. Should references not pass off and the landlord still be happy to proceed OR the tenant decide not to proceed for any reason then a proportion of the holding deposit would become non refundable to compensate the landlord for costs incurred and loss of rent.

Security deposit of 1 month rent + £100 OR if pets have been agreed 1 months rent + £200 * on occasions this can be higher dependent on number / type of pets but would be advised up front prior to any fees being paid – This is protected in the relevant deposit protection scheme throughout the period of tenancy. NO VAT – Any end of tenancy charges which required deductions from deposit would be quoted dependent on the item required.

Tenancy renewal fee £30 inclusive of VAT * A tenancy may go onto periodic following the initial fixed term. Should a new tenancy be required this cost of £30 inclusive of VAT is charged to either tenant OR landlord whichever party has requested to re-sign.

In the case of lost keys we will allow the tenants to pay a security deposit of between £15 - £60 during office hours depending on the type of keys being taken and collect a key / key card from our office to have a copy cut at their expense. The holding deposit is then returned to the tenant when the key / key card is returned to our office. * During office hours call out fees for loss of keys £30 inclusive of VAT per hour non refundable fee - Out of hours call out fees for lost keys £60 inclusive of VAT per hour non-refundable fee + the security deposit as above.

Landlord fees

Tenant find fee £354 inclusive of VAT

Managed letting fee £178.8 inclusive of VAT + Standard commission 8% + VAT of monthly rental amount or 9.6% inclusive of VAT – Subject to a minimum monthly management fee of £48 inclusive of VAT

The let fees above include marketing, conducting viewings, drawing up of contract, collection of first rent, protecting deposit (managed)

Tenancy renewal fee - See as above on tenant section as fee is charged only to either landlord OR tenant whoever requests the re-sign.

Energy performance certificate £78 inclusive of VAT * The agent receives a commission of up to 29.5% inclusive of VAT from the Energy assessor which is already included in the price stated above.

EPCs do not have to be arranged via Redbox they can be arranged by landlord with an energy assessor of their choice and a copy provided to agent.

Property inventory £78 inclusive of VAT up to 4 bedrooms – Larger properties can be higher but would be discussed and price agreed prior to commencement

Annual gas safety checks – Priced from £65 ( No vat as yet as contractors are not currently VAT registered ) Cost can vary depending on number of appliances – If cost is higher than £65 the quote will be given to landlord to agree to prior to being arranged. The agent can receive a commission of up to 23.1% inclusive of VAT from Gas engineers which is already included in the price stated above. Servicing of appliances is charged at £20 per appliance No commission is received by the agent on the servicing of appliances. Should landlords have their own preferred gas engineer they can provide details to Redbox Residential and we will use landlords preferred contractor.
